Welcome to the hotel clumsily radio show. Questions everything that it empowers you to return to your core. Make your life. Here the true. Next hour will change your life. And now your vote. CEO and founder of lifestyle. Welcome to you don't want to radio show with a high pins and help begins under host Don Juan Williams always working in your financial freedom. With me here today is the developer. Oh poor lifestyles discovery.com. We choose a appraisal software. That we had developed for us. Welcome to show Damon's. Thank you know. Gonna be witness. So well let's go back many years ago when pepper started this doctrine but there's almost no way to know group buying deal that was profitable deal because you were trusting the real city kids to give you data and if you go way way back their data wasn't even computer right she and it was simply listings that were in. What they looked like daggers into their card and that was held at the listing to. There each month you can set listings had to do later they've started having units offered to divergence. And at that time. I had to buy roasting company to go to get access to the data there was no way you can get data that you owned real state company and so I didn't I sort of have the opportunity to manipulate the stated in Dubuque come up with the ideas. That way you actually cannot. Decide whether or not sure why the piece of real state in lets you have accurate comparable sales. The reason. The value of the house is based on its comparable. Market. Say. Another word for that which is in the neighborhood. That is directly. Related to that has sold within the last 36 and you have to do that for about twelve month. And that's how appraisers come up with you appraisals. Good problem is you have to have access that data and real estate brokerage forums. I have read John John lobby. That kept us well for years. For being able to get that data because. If they had their data they control everything they can tell you something as good dealer not a good deal of bad deal. They can talk to a new listing your property could only they knew what you property to really work. And they also control what you would body speakers who told you what's done is worked out. I'm not saying the real story agents were unscrupulous or that they misrepresented. I'm not making that statement although I'm sure there were some of them that do that but I'm not making overall objectives are under saying you we would be an adequate F rules to investors. Seem to you came along I don't remember what year it was ten years ago or fifteen musical whatever ten years won't kick. Ten years and you came to me is Adele. What you'd look at what I've developed. And when you came to me and you showed me that software program. Instantly I knew that the world had just changed for real story developing a rules to purchase and sales and rental. The first program demon start it was a program called quest. And what we did was we bought it distorts from the rules state companies and he put this program together that you can read but we only had it available to our members and only in the Texas market. So. Couple years ago we didn't David already left lifestyles and who's touring around the world to do multiple. Living the life of glee. We decided we wanted to go national. And so I contacted David against a game and we need some the national. And Phil was on your pursuit and how long did you ticketed adult missing game. Well it went about here I think we partners from October it doesn't this mean for the first time about it and if I want to pour about a year later but we want them. They're new. Technically hard to build it was more yeah getting the data how can that their data is so critical for both my number we've thought about that in the fight. If we can it give national data that going to be. There is no point building a I'm vote. A lot of it I'm with the and I'm the best vote in the that they won't. Now we've got this situation set up to where people can try this software route for free to send a true. So it could have been a hundred betrayal of just pull Aqua. So why don't you tell them how to locate that and then just kind of go over what they're gonna seekers are getting access to a lot more stuff than we started with in the beginning this is rule you could different pieces software. You know ended up with you so. Com. Cashman minded point blank. A couple and both the crisis that discovery the lifestyles discovery dot job. Yeah that's where you can go get the ultimately tried to go I spoke with. We don't comment about not a matter but at the moment. I'm not and it is there's much as you want to many about the question does he want to. You know I'm sure Obama for one term trial. Many software's I believe charge you per. Evaluation you run under the gun. Inside. We they'd they'd do and it's a real problem to move. I kept my that if they put out there you know hundred evaluations urged property that you actually purchased. Because you have to find out yep it is the initial answer that quest mode trying to make them up on the property does it look like a good deal and yet the courtroom that through. Quite a few properties and you don't get every deal I I thought about it and actually hurt the company's then maybe 5200 evaluations. And if your opinion by the evaluation they're very unsettled. In fact the one status or is that we use. Is called read my life our bike everywhere on old data provider a country that nationwide data and I'd. Far and away they were they had the best video of me been well out there weren't available. The problem. Or why aren't you when you go to their web site you want occurred in the valuation so the dollars we want it to evaluate one property. We were able worked out a deal but don't people subscribe to wipe out the Beverly we actually have them on the that I you know we weren't going to valuation. They need so we've been able so armament federation. Well we had no I don't think this thing would work because it's just too expensive to altered their price now the other thing that I've seen other software programs. Require digitally signed up for a long period of time six months to year whatever. We're not doing that are we. Correctly this all would have known and unknown amount you can bet you wouldn't need beat them all subscription and download. And and I. That we work really well for people but that they're not like and if I'm kind of I'm kind of contract. You're well it's absolutely. I'm what's word forward its bet very beneficial for them and not very crucial for us because it mostly to sign up for example prices what we charge you've got to sign up for a period of time to make work while routes you're probably. I would probably see divide appears your time as in looking for property you might spend. We coral month for two months at the most blog by the property you want and then you can back off. For a while and then you come back consume come ready by another one that you go back on again you build it for them to sign on and didn't stop. And then some on again is a massive benefit. That know what the program that I know or ever heard of is allowing people and I'm wondering juice out loud between two of us. That may be problems Sunday communion because of that that's there's something where there's you know the sign up never quit no sign of the quit. The only way that we look at but I do find that a lot of people just keep there's virtually has been buried eight people will be way. You know maybe they're not long man out there on the and then all of sudden just sit two that fire under their speed and so they. But you know when I look at the usage patterns and part of the very. A lot of people do it but we're not that they may want to call on them evaluate their own property for. You know protesting. They're. You know they're they're active on the house you know on I Cameron or for both. SP property tax protest station will call the problem back in protest in Asia. Yes sir they may even be open for other things. Than just finding an investment properties. Good. Is that it's. But not the ball requirement on people jump on and don't follow it did at the moment we're. But we are I remember when we first came out quotes it's kind of funny that. My girlfriend to time. She picked picked up the course program and sort of looking up all the bosses and her friends to see but it paid for their home yeah but I expect a certain way but it was a I don't loses our first decade of this I don't worry but let that thought it was interesting to see what people papers are older you've mood in the neighborhood and find that would thousands full force that's a powerful powerful piece of information. That is very formed an independent under the I mean I didn't know where you and Irish. When the vote there is actually you wouldn't it for the people who. Did get a permit their way I don't know if so while we're gonna have to go to break you for second only get you back one more segment to don't want you to tell people. All the different things of software does because it does a lot of different things it really makes the process CC. Take a short break we'll be right back with David Janice and the don't want you radio show. Listening to their tell monthly rate here. Changing principles of justice. Welcome back you don't want your radio show with me here today whose demon Janis who's the developer of appraisal software and a demon is a set for we went to break up like you just walk through and tell people. The multitude of things that the software does free. I was thinking out of whoever they are you'll be really. And so on additional but got one back into the query in the database. A couple months ago and a little out two years but it was. A critical spot where there have been two million evaluations. Quite a lot of and it MRI. When I started in these in years ago and about one normal people have thought that could be an evaluation. Out takes place on monitored here it's almost all the so. I calculated that they have about 59 years of productivity. But all of the evaluation that is what I'm doing. If that it pretty cool. Well. So fill up the fifth it's actually really simple to use which. My the permanent harder to make it simpler it makes it more are all the way you did she go I is an earn out there. Subject property under that you want to evaluate. And it takes its current commander Kirk welcome them creep up the screen and it shows you what the sales value of the property. And our confidence level especially with manage shows do you learn to value our live what you've learned before and the competence about. Over the first is that the other commission out and locate who. You can just go up those numbers now there's also feature where you can market indeed they have comparable but you wanna do it all the properties are. Similar to what good carpet Amish baseball or in the last stage clears the mom. And it showed you all that information. And and occasionally you want to go and the confidence is low so we're excited and want to put itself but. Welcome it landed on it did you do that it is a good. I'm. And I'm well what happened is increased filled out the cash flow calculator. And and argued it is put them like what Randy you want. I damage from outside of the what pressure wanna. What do you plan purchases of property or we've got to look at it in the confirmation. And tabulated I'm sure all the numbers. And endeavor like it is and then there's very very well. What it tells you almost out of pocket annual required to purchase of property. And I depend on financing or other conventional loan or hard money loan of either party has been whatever it handle both scenarios. We'll tell you how much money as well as they we purchased the property. And then negotiate for people and information. That tell you is that a great deal. And that is that issue as it is I'm revised up from days. Feel proud that your annual cash flow. And then I'll tell you it could stand return on capital gain and increased return. On the couch for a and so once you have that information on. I would again just say this is what we do it very very well. We do you can say that was by I really could still wanted to order the order. It's not and I this and I go check the property. You know you can you can untreated they say it is chairman memorial wondered if and and that's what they're really well I can just stay on top of that then they get bill. So once you have reevaluation. Of the system which struck ball out of all. And you can. If you go back to previous devaluations that you with the numbers and you can make copies of evaluations. He can't export them to PDF files is in the near real estate agent. And you know and you can I don't know we evaluation we can remember you function that would make him. And you know it's really come a long way this Booth and the problem that we had in the past was that. We couldn't get to correct information. Now we're not only getting the information you're getting us a percentage of accuracy. How does that act as a software program come up with a they suspected percentage of accuracy. Yeah is really understand that those. Did didn't see it comes from multitude. Of work for the play. Indian power. You know there's some of the data that's available to us public information there's. Crime and information that companies out of the vehicle letters they were using our collective all of that information and depending on the course. It's more reliable. Reliable. And so they have an evaluation model. It's kind of a number of I go there based on all of this. Information put this particular property or I'm confident there and it very open until one dimensional quite a lot of people got it well this is. If they're valuation could go like the sale value on them but I. You have to be very careful about is their data. There's been very problematic I had a subscriber email me about a month ago. And it said here you know what discovery are shown that this property or a 101. Two dollars and those elements 180000. Dollars. And I went and I look at the comparable amount no way to open is one of the underneath out of all the comparable where I wondered if these 230000. Dollars. And so you know this upper stage and I'm making a huge mistake. And you're going to pay much for property that I did that this is so important and I'm confident. You know that the body of the sale valued at great values so helpful because. You know did he get like the money I've been incompetent unaware but all of your values are worried about very all. You know I remember reading an article once and it was a long time ago so I don't remember the exact percentages. So I welcome you to look at opened the Internet to verify what I'm saying. For everybody's listening but I could read this article where zillow had gotten sued. Because people were making decisions on calls and data that was not accurate and still had to come back and part of the restitution most to admit. That they were like only nine. 95%. In accurate in other words if they said it's 4101000. Dollars. There's a 95% chance third law not what I but it brought there was some astronomical. Now I don't know if that meant there were wrong by one dollar or 100 or 5000 followed saying 295%. Of the data was wrong I was just blew my mind. Probably she looked at up for a state Debra I'm on wolf commute look at a concealed closely. Keys that are but I think I heard about than it has been a problem on and then my age you know we were evaluated. Projects. I hear go out but he said they approved providers. And I was what chemical lab that I was in Paris to analyze data out in to acknowledge the important. And Campillo was consistently. You know all what what the numbers of those then. They get up until there are no professional investors should not be used increase data. To. To be very valuation. Bill was really tell you how to get paid to make the world about their age and below but there are those who follow. I can't believe that we're getting data firm they get paid because of how precipitated the physical body and so. You know institutional investors and private investors and saying that Federer aren't using that data that we have available my. The very. Our wallet thank you come and Omer coming up to break here. Now here's some more unconventional wisdom to set you free from the man on a mission to retry. Once. What about you don't want to radio show. To feel like discuss with you this concept of savings. For retirement or saving for retirement. And how much the average family has saved. Now I'll read this article really good article had a lot of data. Knock him try to go through all the pain but I can tell you some basic concept. That younger people are. The less they don't say that's a simple one you know the older you get more people let's say it was at a longer pretty cut and save. But there seems to be. A differentiation here in data element have to sit by can go through this with you says. Retirement accounts savings are inadequate and unequaled retirement accounts savings of fairly aged 32 to 61. Right. From X 32 to 61. Are different. Then what the other agents are slip that piece mature record had Bruno can force yours. The real interest in part they're talking about. The mean savings of all families. So if you take the mean what is the mean. The means says if you add up everything. And abide by the number. Of people in the survey get up everybody's retirement and divide by the number of people survey that the mean. It's 95776. Dollars. Now they go on in this long article to explain that that's almost until relevant number because the people on the bottom have almost nothing. And the people on the top have massive amounts of money saved up so they talk next about the median savings. With elite that have retirement savings so you look at the media. Is if you would take a number if you laid all the numbers out tomorrow. And you fell in the very center of all the numbers from the lowest to the highest about saving your fellow senator. The center it's 60000 dollars so the average person from the 50% dealt bracket down has less than 60000 dollars. But actually if you only take people that are retirement savings. If you do the same thing with people that do not have retirement savings. Are you take the media and the kid and the median drops to. And you will light him up a role got a long street maybe I tend freeway from one side of the country the other. And you whipped the halfway point. To the halfway point half of all Americans and below. Had only 5000 bucks and that's pretty scared when you think about if you take I hope the people would have zero savings. And you do the same lineup. Halfway down the line. Half of all people that'd be be tried to shape. Only a 60000 dollars know that his own believable. Just unbelievable. That anybody out their feet to pursue the whole country. Has 5000 or less the people who actually believe in saving to grab saved. Did so in the country only has 60000. How could you retire on 60000 dollars. I have no idea they even think that that's gonna work. It blows my mind. Now. When you had aged to that. It really skews the numbers. Because elderly people have way more savings in younger kids. Considered secretary of surgical cute age groups but they were charger by age group. And what you'll see is that there are different. Age groups that believe differently in saving. So if you get to the age group. The working age group of 32 to 61. Before I knew the the mean that we talked about of 95000. Dollars. But if you look at the people from 56 to sixty war and that we're not the whole group working class people right now. But only people from 56 to 61 the last five years quote unquote. They're average or their mean there's a 124000. I'm sure a 1630. My bet. If you go for 53 to 544000. Of any goals down precipitously. From that Portland as you get younger and younger and younger. But these are people there are saving. These are not everybody these are just people there saying we so even. Though wealthiest. Right. The wealthiest. Age group which is the senior citizens about ready to retire. They're. Average is a 163000. Books. Totally retire persecute 2000 dollars. You're gonna take the money out your 401K Nyerere you have to pay taxes on. Right you're gonna have to pay taxes on them money. It's still in your 401K it's still in your IRA you're gonna pay 30% Texas maybe you can get it done to fifteen if you don't over much on each year. But doesn't mean you're living almost nothing. You know to have that much saved up you're probably used to earning over a 100000 dollars a year. And are you have to learn to live on nothing. It just doesn't make sense to me how can people live on that much income. Or lack thereof would be better we've stating. You need right now to think about starting producing passive income street yesterday I spoke to lady. Three years into the program. Her husband are producing 7200. Dollars a month in passive income tax free which would. Relate to making 101000 dollars a month and earned income. After you pay taxes on Saturday. You have around 72 dollars. This is just. One example of thousands album that we brought on the radio and ward demonstrated at one of our case studies or at one of our expose. Of people that have had massive changes in the future. Because they took action. But this this number this study numbers this date. Is very frightening. So well before that we've given you this data so that you can look it up if you look at this is. Money. The website called money. Did you cnbc.com. Money Kathy opens. The date is coming from BP I which is the Economic Policy Institute report. Economic policies institute report. So well. There you go. 5000. The median savings or those of the fiftieth percentile. May be better gauged the media for all failures is 5000. Dollars and the medium for fairways with some savings. Is sixty. Thousand dollars. Blurted reference. Half of all Americans have almost no money to live on when they retire. Half of all folks. If you take to people who are you trying to save it will be more than half its work more than half don't have any money to retire. So it's amazing to me. The people allow themselves to get into the situation. Without at least trying to do so big tree to. They but it just. Even if you had the highest about. Which was the seniors have already retire which average. 163000. And you take getting your own 4% a year. That would be 3200 dollars a year. Article. 1% 360 dollars. 4% before time's right. 160. Not good morning to 3362. Little on aircraft which nobody loves. Nobody looked secure radio announcer go for the growth of character. Just eviction of cheaper apartment or your record in the statement asking you to 263000. Dollars. Arms. 04%. Which which replenish reporters usual or you're 6500 dollars a year a year. 6500. A year not a month. A year and I just don't think that that's the best guys that's the best average in next people about ready to retire. The past group. Everybody else is precipitously blow that in fact. The mean. On all these people. Are the median of all the people 60000 dollars with sabres and only 5000 dollars wood onto papers so if and I'm Saber. I'm sort sort receiver. Ended up with a 60000 books. It took 4% draw on that. He's got what. 1% 60600. Or 6000. Number 600 right there we go with a map again is just crazy stuff. 60010. Point 04%. 2400 multi year. He got to live on 2400 all the apostles secured. No one's gonna. Welcome back the last segment Dell wants to review show you like call and ask questions last segment and numbers 877. 7-Eleven 52 Levin. Dissect the next segment here when Churchill we've got the order is retreat I found an article. That was stating. That. It cost more to rent that it does cost more omitted those direct and in every state in the union every city in the union everywhere. And the reason why I thought that the article made sense to bring to bring you. It's because people always ask me what do you think the market speak. There and you know the answer. You can look at data and can make predictions that might be picked by deputy but I can tell you this. As long as it's cheaper to rent than it is to own. Investors are gonna continue to bar. And as they continue to Bob Reynolds they're going to drive the price up. And they're going to make. Lots and lots of money doing. We're also going to have lots of positive cash. So those looking at this. If somebody asked about living you know Mike Helton. What would they be willing to pay. To go from renting a place to owning a comparable peace housing. And it really blew my mind. When I look these numbers felt. The security is the key takeaways according to this the article and then I'll come back of it more specifically about the markets where. He says only gets more expensive everywhere access to all fifty states including what do you see it cost more each month old home. Then direct the median cost people pay nationwide own home is 54%. More than the meeting cost. Two rep one. The small differences still third is still a third mortem all of the state where the premium. To all the almost the lowest his Florida. We are cost of median of 33% more owned in direct. The states with the next lowest premiums are Colorado 40% in Arizona 41%. So you can see why. You know it wouldn't make sense. For people even knew there is where you think they can get housing. You know cheaper. Right and they can't other places it's still calls to at least thirty to 40%. More old house. It goes on says in some states the cost of owning is far eclipses the cost Redding. In New Jersey to stay with the highest ownership premiums the median monthly cost of owning is nearly double that. A ranking 93%. More too old. Introduced direct this is just an unbelievable situation. 93%. More so it looks to me that. There's no time soon that people are gonna stop ranting when you can go live for half the price. Or 50% less. And why would wanna take the risk of buying house looks like we have a caller on line Tom. Is if we don't ziglar. Hello. Anybody out there. We came. The thought to have somebody going to cut so it's correct missiles would theories local areas here. The first local area. Is Texas it cost 56%. More. To own in Texas than to rent Fortis the lowest to bully 33% premium. In Arizona is 41 the second lowest Georgia is the third lowest. Michigan is 52%. And our California 62%. 62% there so it looks like people are going to be renting for sometime in the future. It appears at this point. Looks like this phone lines up lit up here distributed on the phone. Hello. Some level of connection with my engineer looks like. Alright. So. Moving on. Well similarly covered or today's this. When you're looking yet retiring what are your thinking malls to times how can receive opened up money to be able to retire. That's the concert bright. But the reality. Is that what you really should be looking at is how can I learned to replace my earned income. So that if I do lose my job if I do retire. My financial situation doesn't get worse. It gets better. That's the whole goal become what we do is not creed big pile of money although many of us do. But the idea is to replace our earned income with passive income that's the whole game.
