We have got your 3.2 million invested in this deal. We now finished with the the rehab appearances since we've been for the property who are now I didn't I was working on so it up what are. Now what do we finance or get any love at that higher value bills so don't call them cast doubt that you know I believe we improve their values by. Yeah I didn't need need projecting a little bit more humor that's we get our people back. But I am I'm definitely imprudent values. You know seven million dollars but is bothered that Q about. How we ten and a half or eleven million dollars now so again we're all of the nine million dollars. I believe we have enough support public edit it out pretty easily. Right now. And then even after. All that money out of their to distribute that an increase. Value that our investors in option that we should be able to generate cash flows of about 400000 dollars per year so. If you take that number and applied towards our capital invested at about 13% return. Object. Dismissive of producing quick math here trying to figure out what you're going to be able to pull out. And doce yeah it looks like you you can get a loan of about eight million a quarter million. You have to pay off that old loan deal wont well they don't want about the secret but typically there at six point. Three. And have to pay off. So I dismissal thing also 88. And a quarter minus six and a quarter. As heroes to million. She'll go back out of about two million of the 3.2 million you put it. So. It's 3.2. Million divided. Two million. And it didn't work at all and that the F. Should never works on the radio Jones to write about two million. You'd think that people it's million dollars that was excellent but we're gonna follow up about it by the report that we invested. You know what it's six yeah that's where there. I sort of trying to figure also is three million dollars you're divided by 2.3. Is that what you're saying. We don't do it but it only to run out so you got two million dollars. And you divide that by the 3.2. A bunch of zeros. Up at the but the. I can't do it on myself on my phone while doing this it just didn't work out but this is so crooked real easy math in your head if your if your pulled out two mil. And you put three million. You get about 60% of your money back. That's about an account cleared all just you using normal human techniques that are so good about 60% of your money back and how long you've been in the deal. All right and a year. You know that's tax free to all right yes sir so. Again in this particular project you've already got a 60% return the first sure know what are you projecting the second you're given you the projections. I do what what what you get that finance a place. I've I'm projecting that the ongoing cash flow from operations will be about 13% return about her out about yourself. Project so what we're talking about here to break create a comparison of last year was just. A phenomenal home run. This deal here is so still a great deal but less of that home run but what we're saying is on this particular deal. It be like going out. And buying a bond that PG 13% which is unheard of you never gets that. And then a year later selling the bond at a 60% gain from what you paid for it. So if you bought the bonds for our 100000 dollars you can get a 160000. Bucks. In capital gains 60% capital gains along with a 13%. Cash flow on an annual basis and so. You put that together for the first year you've got thirteen sixty you can have probably around seventy some 73% return and then 13% thereafter in less. You continue to raise the reds GC content suited to raise the rent sort of controlled cost any more if you already pretty much brought this one up into stabilized position that can't go any further. So I think there's still definitely going to be Grammy Awards at what we felt like stuff or we will just play which went small automobile do you. Things like can you charge more for all of you are charged more for downstairs unit. And you know the bit between the income even older more well what of course always find ways to cut expenses and I think for a better price. And it also the red. In just as markets are are there are are slated to go up you know significantly give this year despite that it laughter so there's a lot of well.
